Learn how to be a green gardener - green tips for the garden from experts who know - lower your use of chemicals and reduce the carbon emissions.  There will be tips, literature, and more.  Allied Waste will be there to answer questions and there will even be a Smart Car to see.  Art activities are provided for the little ones...

Admission is free, but get there early for those workshops because they are limited!      

I was going to round up all the egg hunts in Snohomish and king County, but I ended up finding that The Enterprise already did a fine job!  There are some pretty cool things going on including a fire truck tour in Lynnwood and an underwater egg hunt in Mountlake Terrace - Have a great weekend!

 Mentorships, newer agents, etc...For agents wanting to know more about how to start out in real estate...

 I used to mentor agents when I was an Associate Broker at Windermere Real Estate Company.  I actually liked it quite a bit!  I am going to start mentoring a couple of new agents pretty soon with my Seattle Brokerage Cooper Jacobs Real Estate Services....   I want to give them a realistic approach to real estate and how we are doing business today.  I also will be making them blog because I truly believe in blogging as a vital part of being a successful REALTOR. 

I am still looking at break downs for commissions for any agents I bring on , but I am thinking of charging them  30% for the first six months to a year if they need a mentorship - me being the deciding factor on the need portion of the equation.  I really think that first year and even second year real estate agents in some cases need some hand holding in order to be really successful.  Going forward, I would only charge a flat 10% on all transactions.

Seattle Suburb New Construction Buyers: Now is definitely a great time to be a qualified buyer! 

The North Seattle Suburbs have some amazing real estate and wonderful deals!  New construction in  the Seattle area has never been so well priced as builders try to move inventory.  In addition to having a larger supply to choose from while shopping for a brand new house, today's buyer can also rake in some other buyer perks...

I have seen many extras being thrown in from closing costs to plasma TVs as builders try to sweeten the deal.  I sold one new house where I was able to get full landscaping upgrades for my buyers in addition to the other perks the builder was already offering.  It can be tempting, BUT......you have to look at price alone.

The most important thing I try to get across to buyers who are looking at new construction right now is to look past the perks.  Look at the house itself and how it is priced!  Make sure that it is priced correctly and going to truly be the home you want it to be.   You can always buy a plasma later....but realizing down the road that you need to move because the house is not exactly right is definitely not worth any buyer perk!!!

Yes, you can still buy a house in a close by Seattle suburb for under $300,000 - Mountlake Terrace is a North Seattle Suburb and it is easily accessed by Seattle workers. 

A fully updated 2 bedroom and 1 bath home is listed for $260,000 and it has a large lot.  Mountlake Terrace is a good buy and I suspect it won't last as soon as the transit center is completed in 2009.  In addition, Mountlake Terrace has a full plan to be an urban center and redevelop the city into something that is going to shoot the values of real estate right up.

The schools are in the Edmonds School District and houses readily available around various schools.

Seattle Suburbs to the North are a nice mix of good schools and more affordable housing.

Price is usually a factor when looking at Seattle suburbs real estate. Generally the Eastside suburbs of Bellevue, Kirkland, Issaquah, and Sammamish tend to be on the pricier side. Some of the ferry suburbs (Bainbridge Island) should also be considered to be in the pricier category. Some of the immediate Northern Suburbs can have some more expensive neighborhoods (Lake Forest Park, Brier, Richmond Beach in Shoreline, Mill Creek) as well. Each of these Seattle suburbs also have some economical choices so they can also be a good choice in any price range.
